I am thinking about moving to Ambergris Caye and there is a real estate business for sale there. From what I understand there is alot of competition etc on the island, and I am wondering if anybody might be able to tell me if this would be a good way to get a foothold on the island.

Yeah I have been to the island, but I guess I am wondering how difficult it can be to deal in real estate in a smaller place like AC? In a larger city, it's easier for the new guy on the block. I also would like to know if commisions on real estate are something that are pretty consistent at 8 to 10 %? If that is indeed the case. Dealing with someone from the island is a concern to me, as they have quite the advantage, what seems like a fair deal, may not be at all.?

It does seem like the wild west of the realestate industry there, prices seem to be uncertain, and are varying to large degree. So sketchy might be the word of choice.

cold canadian, I hope you know sarcasm when you hear it (or read it). I would suggest talking to the people who work at the real estate office you are thinking of purchasing. It is a very competitive industry as listings are getting harder to come by. Newcomers are not taken very seriously here as many people come and go, so it will take a while for you to 'prove' yourself. also because of this, the odds are pretty good that the other real estate offices will not offer much help. Just my opinion....
I wish good luck whatever you choose to do. This is a great place to live!
