After reading several negative reports on Royal Palms, I submit tis persons personal view.

I just spent two wonderful week there. I was there prior to this trip last March. The place was starting to look unkept, needed repairs, paint and a general clean up.

This trip was like a new resort ! Buildings repaired, paint, pool clean, lawn well maintained. New management was installed last September, I believe, and really turned things around. I met the new E.C. who took the reins and got things back to the way it should be run.

I might add, all the gripes came from renters there and not the owners. When someone sinks anywhere from a couple hundred grand up to a half million in a home there, they must look out for their investments. Thats why new security (LAG) is on the property 24/7, and does a great job! No more clothes hanging from the balconys, no dogs in the pool, etc,etc.

In short, I would highly recommend Royal Palms to anyone considering a resort vacation.

Never seen a dog in the pool in the almost year that I've lived here. There are some nice neighbours and some sad neighbours who want this to be a gated, florida suburban condominium. You know the type, snobs with no class, the worse sort of snob. We love our nice neighbours and the community of renters (very few owners live here full time and the ones that do won't even speak to the renters, which may be part of the problem)in which we find ourselves. Personally I care more about good neighbours more than I do whether or not there are towels on the balcony, but hey, we've all got priorities.

Wow, dumping on the renters! Thats new. I wonder where all the money comes from for the Condo Ass???? Hummmm... thats a thinker. Well its certainly doesnt come from owners who dont pay for two places, thats for sure! As the place is mostly renters, and we do pay the fees just like a owner would, and as a lease holder do have rights to the property. I love my neigbors, well most of them. I havent ever seen a dog in the pool, the lawn has been cut for at least the last year, and general upkeep isnt a new fad, so sorry, with the evedence we have it would seem that the new mangement are about as usefull as a extra hole in the... well lets leave that to your imagination. Ive had to personally tell one of them to keep to there OWN rules the other night, quite disappointing this was.
Well Im off to keep the hoards of dogs out of the pool.

I live there and think the new group of renters are the best thing that has happened there in years ,they watch the place ,like it was there own .I go there once a month and they ,have made my time fun ,there a young group of nice people trying to live life and live the dream and good for them . never seen a dog in the pool or clothes on a line, the people are wonderful Nobday cares more about the place and how it looks more than them ..And I know hot from not.And like indy girl I speak to everyone, some people have no life and are just plan nasty?? why they are nasty I have never found out???.It is better to have good friends than be mad....royal palm is a great place to live and what ernie said it does looks great..

Yes the renters are a fun-lovin' bunch and do have pride. For someone to intimate that renters are beneath owners? Some folks rent to get an idea before they drop the big bucks...smart thinking methinks?

Here we go again. This guy sounds like he is buddies with the well known condo Taliban. Im not a renter and I am not there full time but I know what is going on down there. LAG Security are used as personal bully boys for two owners who are throwing their weight around. You don't mess with the security as they ve got connections in the police that have also been used to harrass people these crazies don't like. They don't do a good job and can't be found when they are really needed. They just are in the pocket of these people and that is that. The gardening is done around the full time owners places but at the other end of the place the renters do their own gardening even though they pay to have it done in their fees. Lucky they do because the great gardeners chopped down a whole bunch of hedges and made it look like a desert. People put their towels on the balconies because most of the short term units that are rented here have no dryers or washing machines. When people come off the beach or out of the pool where are they supposed to put their wet towels. There is no new management just new home owners association members in the EC and these only won by default because owners didnt bother to turn up to vote. All they have done is try to scratch back the money they lost after pissing off the developer who was going to do something decent with the place. They cant get a manager because no one will work for them. Same old story. Yadda yadda yadda. The grounds staff have been bullied by these people and the place is only looking better now because they were panicking about the big honcho from the Home owners association going down for a visit. The place still looks like a construction site, the pool is in dire need of repair, many of the units dont even have tile down and there isn't even decent chairs or umbrellas around the pool. Owners get off your a*&es. Renters make it possible for us to keep our places by paying the service charges and looking after the place. Think how many empty places have been broken into. And since when did a Royal Palm unit go for that sort of money. The last place was sold for less than 150 grand. Ever wondered why so many owners dont live there and why so much of the place is empty.

Indygirl,

You are absolutely correct. With the them/us situation here it is easy to forget that there are one or two friendly full time resident owners and you are certainly one of them. Glad to have you as a neighbour.
