I am interested in buying a "beachfront" condo on AC. I have no interest in land or a house. Between property care, caretakers and theft potential my time on AC would become work.
The problem is that the ones I checked out (Bananas, Belize Yacht Club etc) seemed more interested in selling you something you visit twice maybe 3 times a year. Then they rent it the rest. I have no prob with that in the short term. In the long run I would want something that with minimal maintanence I could use for a few months at a time a few times a year (4-7 months on AC a year). It seems that as much as AC has boomed the prices are still low compared to what they may become. So I feel now is a good time. The above mentioned timeshare style places I mentioned are asking 100-140k for 1 bedroom immaculate suites. I would love input from other people who have done the same or similar as well as self interested parties.
there are a few condos at seven seas for sell.(not the time shares). check with some of the real estate companys. If you don't get anywhere with them let me know. I know a few of the owners there and I know they did have listing. I just don't know for sure who with.
Beach Bum: Email me and I'll send you some ideas on condo developments that welcome owners to stay as much as they wish. invest@btl.net http://www.InvestInBelize.com
I said "psudo" timeshare 'cause if your not really welcome to live in a condo (at least part time) then your ownership of it is little more then a glorified timeshare.
BB: I currently own a condo on AC and have it in the rental pool. We have been able to use our unit whenever we wanted, including the high season. If you would like more details you can e-mail me direct at mail@lake@foxberry.com
Thanks for your report of the island. It was very enlightening.
Keep in mind that condominium ownership is still a new legal concept in Belize and as yet basically is limited to a relatively few projects on Ambergris Caye. There have been several examples over the last few years of owners of condos on Ambergris Caye getting into disputes with developers or management. Just ask locally and you'll get an earful. Having said that, the quality places seem to enjoy mostly satisfied owners and competent management. Still, though, caveat emptor is always the best policy.
In the proper setting you can be "in or out" of the rental pool as much, or as little as you desire. For something well constructed and, from my perspective, well managed, try Belizian shores, about 4 miles up north. (and nope, I don't own one)
Please email me at robill@cboss.com I may have something that you might be interested in we are a small group of owners, some of us come down three or four times a year and others will come a month or two at a time and most of us rent our units out when we aren't using them. One of the owners is considering selling if you are interested in more details please email me.
