Some things to keep in mind regarding beachfront and second row:

In a soft market the beachfront will continue to hold its value whereas the second row will loose more proportionately.

The breeze and the view will never change on the beachfront lot whereas the back properties will change based on what is constructed in front of you.

Hurricanes are not really an issue as the cost of insurance is exactly the same for the first row or the second row. Of course those storms happen so infrequently they are not something that you should concern yourself with from an investment point of view.

If you look carefully at the beachfront property before you buy you will get a great idea as to the traffic you are going to have to deal with. South has no vehicles on the beach and north of town some areas do.

If you have a fixed budget then simply work with that and see what you can get on the front or the back and see if a particular property is really going to make a difference.

Your best bet is to work with a qualified and experienced realtor who lives here on Ambergris Caye. They will be able to show you the available properties and give you pros and cons to each. In general you will be able to convince yourself which best suites your investment needs.

I don't quite understand the 'Good lick' comment but other than that TravelinMan1 is giving you good advice.

Perhaps the I being next to U on a keyboard explains it.

Is that on the first or the second row of the keyboard? The 'U' and the 'I' I mean.

A "good lick" is better than a "bad lick". And suffice it to say that a "bad lick" is better than "no lick" at all.......

I and U are both on the second row. When is someone going to have spell check with intuition! Talk about digress!

Please excuse my rather free usage of the exclamation ark!

So what is the process for obtaining a dock permit? And what is the cost to do so? I'm sure there are variables, but do most contractors handle this? I am also a little concerned at some areas north that may be experiencing some erosion issues on the beach front, especially due to the fact that the lagoon is so close to the back of the property and that soon there may be NO land left between beach and lagoon. Anyone experienced in this area of the island? Thanks, Sting

A new split, is the old ferry still around?
