This is just to bring awareness to the Lands Dept. and how slow they are. Something so simple shouldn't take this long. How people put up with this is beyond me, I guess enabling is the way in Belize.

And to add, it is not just about me there are many others in the same boat as I am. I'm speaking out for a lot of individuals.

Prior to purchasing here you should speak with a reputable Real Estate person (Elbert please no comments)as well as a reputable closing agent (or attorney). If you had done that you would have been told the approximate time for a title to be issued. If the titles to the property had not yet been issued then you would have been given information about the process and the time involved. In many instances where titles are not yet issued some funds are held back until the developer has the ability to do so.

Yes the process is slow here compared to where you came from and yes there are ways that it could be made faster but this is the way it has always been and for most it is symbolic of the differences between Belize and where you come from. Belize is not a right this second kind of place an thinking it can change because you and few others want your title in 30 days is simply silly.

Get over your need to have everything when you want it and you will have a much better time here in Belize.

Having said all that speak to someone who can verify where your title is in this process and get a copy of the LRS number and the receipt for the payment of stamp tax. Make sure someone is following up for you.

We tell most of our clients that the process takes about 10 weeks and they start to email us at that time. After that we inquire as to the status every two weeks to ensure that it is moving along and with the holidays involved simply add an additional 4 weeks. We have always received out titles within approximately 120 days.

This message board is as good a place as any to inquire about the process even though there will be a few smart ass remarks from the regulars you should be able to come away with some valuable information.

The same with the closing agent.
All of us were told 4-6 weeks and we would have our title?
So you are saying that 5 years is acceptable?

If people NAME and SHAME the Attorney and closing Agent, then other will stop using them and this may speed up the process.

Judging from previous posts you (northern fun) are trying to get title to a Reef Village unit through arthur Saldivar. Reef village has been the center of controversey since before it was built and should not be used to measure 'the norm'. But I am sure you know that.
I do wish you all luck in getting what is yours.

Bit rough slamming someone trying to help you when you obviously didn't do your due diligence on your purchase or representation.

The whole island knew there were issues at Reef Village. Buy sight unseen?

First of all we have our title.
Second :It is not Reef Village it is now Barrier Reef Resort.
Third: If anyone really read the beginning of this topic,it is quite obvious that this is a Lands Dept. issue.
Unacceptable, and gives a bad name for the country!
