I am in a good mood so let me make a couple enemies today. When you buy real estate in Belize you may not know how different the system is here, esp the protections and charges billed to you.
You probably won't need protection,which is good because AC realtors sometimes don't bother making sure you get them so let me mention one of the charges.
The IRS is tiny and mostly found that SOME realtors, doctors and other of the more affluent (by local standards)professionals paid little income tax through inflated deductions. Too hard to audit so they passed a fixed percentage tax on professional services. At the last minute GOB added a provision making it legal to pass that tax to the client if the client agreed.
When you buy a property on AC you don't know which fees you are obliged to pay on your side, even if you have experience in the US or Canada. The fee structure is different.Some AC realtors simply put their income taxes on your bill.That is sneaky but not exactly illegal, like a junk fee in the US.
My lawyer assures me that only becomes fraud if they tell you the law requires you pay this fee.I have been told this by more than one AC realtor. Just get up and leave the office. They may not know the law and be defrauding you by accident but an uniformed realtor is not your first choice with so many good ones around,
