I really don't think the seasonal investment and second home market on Ambergris Caye is the same as the housing market of the US. Although there has been a slow down in sales over the last two years it is not as bad as the US and properties are selling. Some markets such as Canada are still doing well. Main reason is that most buyers here pay cash and those in Canada are not buying with 0 down.
The only people to blame for the state of the US housing market are Americans who consistently spend more than they should. We don't have the same issues here. Try getting a loan at Belize bank with 0 down.
90% of our market here is equity based purchase. where as the US is maybe 10%.
As for commission rates here you can't compare them to what your realtor in metropolis city US charges. Your US realtor has a 12 month selling season and many many agents sell in excess of $20M USD annually. That would be a very very good year for someone hear. I mean a very good year.
I know a Taxi driver that also calls himself a real estate agent I think he will list your property for $500.00 USD flat fee and he will tell everyone who gets into his taxi about it. NOW THAT'S EXPOSURE.
There are many great agents here on the island. All you have to do is ask around and you will end up hearing the same names over and over again.
